FOR SALE: a unique buttoned up hunting and fishing retreat in Bolingbroke, GA
Surveyed acreage of 262 rolling acres conveniently located in Monroe County, GA near the intersection of I-75 and I-475 (Monroe County), one hour and 30 minutes south from the Atlanta Airport together with modern custom-built two bedroom home and 23 acre trophy bass fishing lake.
Acreage consists mostly of mature pine sawtimber at the higher elevations, mature hardwoods at the lower elevations, a 23 acre (surveyed) mature lake with large Corps of Engineers approved dam, numerous creeks and springs providing a reliable water supply and scattered open areas suitable for planting animal food plots and a custom designed lakeside home with a spectacular western view.
Recreational opportunities include excellent fishing which is the result of successful professional management by Greg Grimes of Aquatic Environmental Services, Inc. (visit his website at lakework.com) of the pond to achieve trophy bass (with regular fertilization, liming and 7 automatic fish feeders which pumped out 279 bags of high protein fish food in 2014). Greg Grimes states “that it is one of the best ponds I have managed” and “is an outstanding pond for quality bass”. In an April 13, 2015 email Greg reported: “The fishing was outstanding last week. My father-in-law is 82 and he said it was the best day fishing he has ever had. Thanks a bunch. We caught about 30 in three hours. Biggest over 7 but several very healthy chunky fish and probably would have landed bigger bass without the 6 line breaks on new 10 lb. test. It is always interesting to fish after all my years of shocking and compare notes. In this case both the electrofishing data and fishing indicate it is currently one of the best bass lakes in the country. We perform fishery surveys on over 100 lakes a year and I say without a doubt only one would come close to being as good for both quality and quantity of bass. It is a testament to how well you have managed the lake the last several years.”
Other outdoor activities include hunting of deer, turkey, and other wildlife, hiking, birding (bird watching). An “avid fisherman and hunter” in the area volunteered that the place is “absolutely beautiful. Moreover, it is more or less surrounded by a huge tract that has been trophy managed for deer for 20 years. I am also part of that lease which has as good turkey hunting as exists”.
On Sunday, March 9, 2014, a team of two fisherman competed against 25 other teams fishing in more than 25 ponds and lakes in Stephen’s Annual Spring Fling. Fishing solely in the Tye Bolingbroke pond until around 3:00pm, they won the top prize for the biggest fish. A picture is included at the end of the pictures which can be reviewed by clicking on “Photos” under the “About” tab above.
On March 8, 2015, they did it again. They won the “Best in Show” for the five biggest fish, 33 pounds, the best performance in the 20 year history of the tournament.

Despite its convenient location, the property affords a quiet, secluded outdoor experience, even containing the remains of old moonshine stills.
The all-electric custom-built home with architecture by Shannon Fickling (Macon, GA) is served by all underground utilities. The home, built in 2005, is approximately 2300sq ft on the main level with a 450 sq ft screened porch with an exterior of cypress and stone and has two bedrooms with baths, a media room with HD satellite television and surround sound (which also can serve as a third bedroom), a 500 sq.ft temperature controlled basement, modern appliances, two well designed masonry stone wood-burning fireplaces (one serving the screened porch), with a view of the pond and sunsets. The grounds are landscaped and aided by an automated landscape sprinkling system. The property is served by a reliable well with water filtration system. In addition to the main house, there is a boat house served with electricity and storage area. This property is suitable for full-time residence, a second recreational home, or a private hunting/fishing club.
Nearby land use is chiefly forestry, although the property’s convenient location indicates long-run development potential, ideal for a gated community.
The property is served by an extensive professionally maintained grass and gravel-covered road system with graded drainage ditches and pipes. The timber resources have been professionally managed by James M. McKenstry Co., LLC on a sustainable basis for significant long-run harvesting opportunities. Mike McKenstry’s recent annual report boasts an annual growth rate of 8%. Mr. McKenstry states that “the property consists of a well managed plantation cut with wonderful hardwood bottoms”. In 2014 approximately $60,000 of thinning was harvested. The property also contains land and water resources suitable for a second large lake.
The property is being offered at a price well below the land prices prevailing several years ago and the cost of replacing the lake, fishing resources, home and other amenities.
The property taxes for 2014 were $5,272.94 (without a conservation easement).
The property is being offered at $2,800,000.00. There are no existing mortgages or liens.
